Move-Out Cleaning Extras: Oven, Fridge, Cabinets and Walls on Every Job Card
The difference between a move-out clean that passes inspection and one that gets a callback is almost always in the extras. The floors and counters are easy. The inside of the oven, the back of the fridge, the top shelf of every cabinet and the scuff marks on the hallway walls are where the time goes and where the property manager looks first.
Extras Are Where the Job Is Won or Lost
Pricing extras on their own lines is covered in Pricing Move-Out Cleaning by Bedrooms, Bathrooms and Condition. Pricing them is only half the job. The other half is making sure the team actually does every one that was sold.
On paper, it is easy for an extra to get lost. The quote said inside oven and inside cabinets, but the job sheet just said “move-out, 2 bed / 1 bath.” The team cleaned the oven but not the cabinets, and the property manager noticed.
How Extras Show on the Card
In MaidBossPro, extras are part of the cleaning details on every job. The standard list includes inside oven, inside fridge, interior windows, baseboards, inside cabinets, blinds, laundry, change linens, dishes, and walls & doors. When an extra is on the job, it shows right under the summary on the team's phone and on the office lists:
- “Move-In / Move-Out · 2 bed / 1 bath · 950 sq ft”
- “+ Inside Oven · + Inside Fridge · + Inside Cabinets · + Walls & Doors”
If the move-out was quoted with those extras and the property manager approved online, the extras carry from the estimate onto the job automatically. Nobody re-enters them, and nobody forgets them between the quote and the clean.
The Common Move-Out Extras
A few practical notes on the extras that show up most on move-outs:
- Inside oven. Start it early if you use a product that needs to sit. It is often the longest single task.
- Inside fridge. Check whether the fridge has been emptied. If not, note it and ask the manager before throwing anything out.
- Inside cabinets. Top shelves and the backs of lower cabinets are where crumbs and sticky rings hide.
- Walls & doors. Spot clean scuffs, fingerprints around switches and door frames. Test on a small area first.
- Baseboards and blinds. Very visible in an empty room with good light.
- Interior windows. Include sills and tracks, which collect a lease's worth of dust.
Photos of the Extras
Before-and-after photos are taken in the team app and saved with the job. For move-outs, the extras are the best things to photograph: the oven before and after, the open fridge, an open cabinet. Those are the photos a property manager wants to see, and they are the first things they would check if they walked the unit.
If the oven was heavily soiled and the team could only get it partway clean, a photo plus a short note says so honestly: “Oven had baked-on grease, cleaned twice, some staining remains.” That is far better than the manager finding it later. Extras Added on Site
Sometimes the team arrives and finds something nobody planned for, like blinds that are much dirtier than expected or a laundry room that needs attention. The team should not just do it and hope it gets billed. They note it on the job, and the office checks with the property manager by text before the work is added. Once approved, the office adds the extra as a line item so the invoice or monthly statement matches what was done.
If the same kind of surprise keeps showing up at one property manager's units, that is a sign to change the standard quote. Maybe every unit in a certain building needs blinds cleaned, or every house has a laundry room that gets left dirty. Add those extras to your estimate template for that account, so the next unit is quoted with them from the start and nobody has to stop mid-job to ask.
Extras Make the Invoice Match the Work
Because extras are part of the job details, they also flow to the bill. A move-out with inside oven, inside fridge and walls & doors shows those lines on the invoice, or on the monthly statement for an account set to Monthly, with the unit's address. The bookkeeper can see exactly what each unit cost and why. Disputes over “what did we pay for” mostly go away when the answer is written on every line.
