Pricing Move-Out Cleaning by Bedrooms, Bathrooms and Condition

A move-out clean is not a standard clean in an empty house. It is a deeper job: inside the appliances, inside the cabinets, along the baseboards, and often on walls that have years of fingerprints. Price it like a regular clean and you will lose money on every unit. Price it too high without explaining why and you will lose the client. A clear structure helps with both.

Start With the Size of the Unit

Property managers, covered in Property Managers and Move-Out Cleaning: How a Maid Service Wins and Keeps the Account, usually want a price list before they send their first unit. That list starts with size.

Bedrooms and bathrooms are the easiest shortcut, because property managers already think in those terms. “2 bed / 1 bath” tells you a lot about how long the job will take. Square feet is a useful check, especially for larger units or houses where the room count does not tell the whole story. Many companies set a base price by bedrooms and bathrooms and adjust for unusually large or small square footage.

Extras That Belong on Their Own Line

The biggest difference between a move-out and a standard clean is what is inside. Pricing these as separate extras makes the quote clear and keeps you paid for the work:

Some companies include a few of these in a move-out package and price the rest separately. Either way, the property manager can see exactly what they are paying for.

Condition Is the Wild Card

Two 2 bed / 1 bath units can be completely different jobs. One tenant left it spotless. The other left a greasy stove, a fridge full of food and a bathtub ring you could measure. Condition is hard to price before you see it, so build a way to handle it into your terms.

Common approaches include a standard price for a unit in normal condition, plus a heavy-condition line added when needed, or an hourly rate beyond a set amount of time. Whatever you choose, agree on it with the property manager before the first unit. Before photos from the team app, saved with the job, show why a heavy-condition charge was added.

Building It Into MaidBossPro

Estimates in MaidBossPro are built from your own service list, and pricing can tie to bedrooms, bathrooms or square feet. Set up a move-in / move-out service with the pricing you want, add each extra as its own service, and add a heavy-condition line if you use one.

When a property manager sends a unit, enter the bedrooms, bathrooms and square feet on the estimate, pick the move-out service and extras, and send it. The manager approves online, and the approved estimate becomes the scheduled job. The details entered on the estimate, including the extras, carry onto the job, so the team sees them on the card. Estimate templates for common unit types, like “2 bed / 1 bath move-out with oven and fridge,” make the next quote take seconds.

Price Lists for Repeat Clients

Property managers who send you regular work often prefer a simple price sheet over a fresh quote for every unit. You can still use estimates for the record, but agree on standard prices for their common unit types. Once they trust your prices, many will just text the address and move-out date and expect you to schedule it.

In that case, create the job directly with the move-out cleaning type and extras, and it will show up on the monthly statement with the address on its own line.

Review Your Prices After a Few Units

After you have cleaned a handful of units for the same manager, look at how the time actually went. The time clock in the team app records when people clock in and out. If inside ovens always take longer than you priced, raise that line. If the units are always in good shape, you may be able to sharpen your base price to win more of their work.

The extras are where most of the hidden time lives, which is why Move-Out Cleaning Extras: Oven, Fridge, Cabinets and Walls on Every Job Card covers them in detail. For the full picture of move-outs, rentals and offices, visit the MaidBossPro commercial cleaning software page.
